1. Reservation

A verbal reservation is free of charge for up to two weeks. After this period, a written reservation agreement is concluded with the buyer. According to this agreement, the buyer pays a reservation fee of EUR 3,000 to confirm their intention to purchase. Once the reservation agreement has been finalised, the necessary documentation for a contract under the law of obligations is prepared in cooperation with the seller.

2. Contracts under the law of obligations

When a contract of sale is concluded under the law of obligations, the buyer pays 15% of the purchase price as an advance payment. However, if the buyer uses a KredEx guarantee, it is possible to agree an initial advance payment of 10% of the purchase price instead.

3. Real right contract

Once the apartment has been completed, a notarised real right contract is signed. The buyer then pays the remainder of the purchase price and is entered in the Land Register as the owner of the apartment.

The price of the apartments includes

  • Interior finishing depending on the selected package. An agreed surcharge applies to the “Subdued” package.
  • Connection fee for the electricity network
  • Connection fee for the communal water supply and sewerage

The price of the apartments does not include

  • Notary and state fees related to the conclusion of the contract of sale (paid by the buyer)
  • Connection to telephone, data communication, and cable television networks
  • Storage or a parking space
